As experienced planners and general contractors in steel and structural engineering, we have a comprehensive understanding of the challenges facing building owners. This enables us to achieve a well-coordinated project process and significantly reduce costs and risks for our clients.

We plan and coordinate on an interdisciplinary basis and assume full responsibility for the construction project – from the early concept phase and approval planning to execution with all trades. This gives clients a central point of contact and a guarantor for the entire building.

Services as a general contractor

As a general contractor, we cover much more than traditional steel construction. Depending on the scope of the project, we take on tasks including:

• Design, submission and implementation planning for the entire building
• Coordination of architecture, structural engineering, technical building equipment and finishing works
• Assignment, management and control of all necessary subcontractors
• Scheduling and coordination of processes across all construction phases
• Construction site organisation, including safety and access regulations
• Quality assurance and documentation up to approval

Typical projects range from commercial and production buildings to logistics warehouses and administrative buildings, which we implement as complete turnkey solutions.

From the idea to the building permit

Taking into account all legal regulations and standards, such as fire, sound and heat insulation, as well as labour law requirements, we work with you to develop the right building concept. In close consultation with the relevant building authorities, the necessary documents are prepared and compiled into an approvable application. These include, among other things:

• Basic assessment and clarification of the framework conditions under building law
• Development of preliminary design and design variants
• Coordination with structural engineering and technical building equipment
• Preparation of building application and submission documents
• Support throughout the approval process until the decision is made

This results in solutions that are technically, economically and regulatory compatible and enable smooth implementation on the construction site.

Turnkey execution

During the execution phase, we take responsibility for all trades – from earthworks and concrete work to steel construction, technical building equipment, interior fittings and outdoor facilities. The work is timed so that interfaces are neatly coordinated and downtime on the construction site is avoided.

If necessary, we also carry out projects during ongoing operations or in confined inner-city environments. Here, our clients benefit from our experience in dealing with limited space, complex logistics and high safety and organisational requirements.

Project execution & project management

As a general contractor, we draw on the proven project management expertise of the Zeman Group. Our project managers combine expertise from engineering, group-owned manufacturing and assembly, and ensure that deadlines, quality and costs remain within the agreed framework – even under challenging conditions.

• Overall coordination between client, planning teams, authorities and contractors
• Coordination of structural calculations, execution and workshop planning
• Interface management between steel construction, glass construction, roofing and finishing trades
• Process and schedule planning including milestone and assembly planning
